  • Your home is new. If your home is a new build, cracks may appear as the buildings settles into its foundations. These cracks will be very fine and will not grow over time.
  • Your home is old. Older homes will move over time. 'Traditional buildings were constructed using lime and other materials, which allow for some shifting of the structure,' explains Roger Hunt.
  • Plaster shrinkage. Plaster shrinkage is one of the most common causes of cracks in walls and is the result of moisture loss as the plaster dries and sets.
  • Damp and moisture ingress. As well as causing the signature dark marks on walls and ceilings, damp can also cause cracking. Usually these two symptoms will appear together and should be investigated, especially if they have occurred after heavy rain or flooding.
  • Ceiling cracks. Ceiling cracks should always be investigated, as the consequences of not doing so have the potential to be severe. 'Problems with ceilings frequently result from the plaster bond having failed, structural movement, failure of joists, damp problems and rotten or beetle infested laths,' explains Roger Hunt.

  • Wide Cracks. Typically, wider cracks indicate more critical issues than thinner cracks. Measure the cracks with measuring tape; cracks that are quarter-of-an-inch wide and larger are often more serious than smaller cracks.
  • Horizontal Cracks. The direction of how the crack runs on the wall can help determine whether it’s alarming or not. If the crack on the wall is horizontal, it might mean there’s a problem, such as severe foundation shifting or water damage.
  • Vertical Cracks. Vertical cracks in concrete walls typically indicate foundation movement. Vertical cracks that are an eighth-of-an-inch wide or larger could be a sign of problems and may need a review from a pro.
  • Diagonal Cracks. A diagonal crack that appears in the wall, which can be wider at the top and tighter at the bottom, is usually caused by the foundation settling.
  • Stair-Step Cracks. Stair-step cracks following the grout line between the bricks of your interior or exterior walls may be a sign of a structural issue in your property.
